Why Vista Homeowners Are Upgrading Their Electrical Panels
Vista is one of the largest cities in North San Diego County, and its housing stock spans a wide range of ages and styles. From the older homes built in the 1950s and 1960s near downtown Vista to the newer residential developments along Sycamore Avenue and the surrounding hillside communities, each neighborhood presents its own set of electrical panel challenges.
Homes built before the 1980s in Vista commonly still have 100-amp panels, and in some cases, original Zinsco or Federal Pacific equipment that has been in place for decades. These panels were designed for a time when households ran a fraction of the electrical loads that modern homes require. Today, with air conditioning, multiple televisions, home offices, EV chargers, and smart home devices all running at once, those old panels simply cannot keep up.
Landers Electric works throughout Vista and has hands-on experience with the types of panels and service configurations found in homes across this city. We handle the full process from the SDG&E service change request to the final City of Vista inspection, managing all paperwork and coordination on your behalf.
When hiring an electrical contractor in Vista, always verify their California contractor license and confirm they carry a valid general liability insurance policy. Landers Electric holds CSLB License #1089091 and is fully insured on every project.
Thinking About an EV Charger for Your Vista Home? Start Here
Electric vehicles are becoming increasingly common in Vista and across all of North San Diego County. More and more Vista homeowners are asking us about Level 2 home EV chargers, and the first question we always ask back is whether their existing panel has the capacity to support one.
A Level 2 EV charger requires a dedicated 40 to 60 amp circuit. If your Vista home has an older 100-amp panel that is already running close to capacity, adding an EV charger without upgrading the panel first is not safe. Even some 200-amp panels in Vista homes are nearly full and need to be evaluated before a charger can be added.
We always recommend a hardwired EV charger over a plug-in adapter setup. A hardwired unit is more dependable, draws power more efficiently, and meets all City of Vista permit standards in most residential installations.
Give us a call before you commit to a charger purchase or schedule an installation. 📞 Call Landers Electric today at (760) 690-7517 or Text Us Anytime. We can assess your panel and give you a clear answer in most cases without even visiting the property.

Warning Signs Your Vista Home Needs a Panel Upgrade
Here are the most common situations that lead Vista homeowners and business owners to contact us about a panel upgrade or replacement:
Breakers trip frequently during normal daily household use
A burning smell or heat is noticeable near the electrical panel
Rust, corrosion, or physical damage is visible inside the panel box
The home still has a Zinsco or Federal Pacific panel that is known to have safety defects
A new appliance, EV charger, heat pump, or air conditioning system requires more power than the existing panel can deliver
A home addition, garage conversion, or ADU is being planned, and the current panel cannot support the increased load
If any of these situations are familiar, having a licensed electrician take a look at your Vista panel sooner rather than later is the right call.
Your Electrical Panel Is the Foundation of Your Vista Home
Vista homeowners put a lot into their properties. New kitchens, outdoor living areas, home offices, solar systems, and upgraded HVAC units are all common improvements throughout this community. What most homeowners do not stop to consider is whether their electrical panel is actually built to support all of it.
Every circuit, outlet, appliance, and device in your Vista home draws power from a single source: the electrical panel. When that panel is too small or too old for the current demand, everything connected to it is affected. Breakers trip at the worst moments, appliances run less efficiently, and the risk of an electrical issue grows the longer the panel is left in its current state.
Upgrading your electrical panel is not a glamorous project. It will not change the look of your home or be something you show off to neighbors. But it is the one improvement that makes every other upgrade in your Vista home work reliably and safely for the long term. Without a solid electrical foundation, everything else you add is working against a handicap.

How to Choose the Right Panel Size for Your Vista Home
Electrical panels are rated in amps. The size that is right for your home depends on your current usage, what you plan to add, and the long-term direction of your property.
1. 125 AMP Electrical Panel Upgrade or Replacement
Your existing panel is damaged or unsafe and needs a like-for-like replacement
You are not planning to add any new electrical loads to your home now or in the near future
Your home has underground electrical service, and upgrading to 200 amps is not in the budget at this time
2. 200 AMP Electrical Panel Upgrade or Replacement
You want extra capacity for future improvements without upgrading the panel again in a few years
You are planning to add one EV charger and one or two new appliances
You are installing a solar system and want the panel ready to support battery storage down the line
3. 400 AMP Electrical Panel Upgrade or Replacement
You are building an ADU or a large addition that significantly raises your total electrical load
You need to run two or more EV chargers at the same time
You are converting your Vista home from gas to all-electric appliances throughout
What Does a Panel Upgrade Cost in Vista, CA?
The cost of upgrading your electrical panel in Vista depends on the type of service your home has, the panel size you are moving to, and the requirements that come out of the SDG&E work order and City of Vista permit process.
Here are the typical price ranges for Vista homeowners:
Overhead Service (Power lines above your house connect to your electrical panel) $3,500 to $5,500
Underground Service (Your electrical panel is fed underground with no overhead power lines) $7,000 to $20,000
Underground upgrades involve excavation, conduit installation, multiple rounds of inspections, and coordination with SDG&E's underground crew. The price range is wide because every Vista property is different in terms of trench distance, site conditions, and what SDG&E specifies following their planner's visit.

The Panel Upgrade Process in Vista, CA From Start to Finish
Here is a clear walkthrough of every step involved when Landers Electric upgrades your electrical panel in Vista, from the first paperwork to the final city inspection.
Full Project Overview
Request Service Change From SDG&E (San Diego Gas and Electric)
Waiting Period
Apply for a City Permit (City of Vista)
Schedule Pre-Meet With Trench Inspector (Underground Service Only)
Dig Trench and Install Conduit (Underground Service Only)
Trench Inspection and Backfill (Underground Service Only)
Schedule Disconnect and Reconnect
Utility Company Power Disconnection
Install Grounding and Bonding System
Electrical Panel Removal and Installation
Repair Stucco or Siding
Pass Final Inspection
Step 1: Submit the SDG&E Service Change Request
Every panel upgrade in Vista starts with a service change request submitted to SDG&E, the utility company that serves Vista and all of North San Diego County. This request must be filed and reviewed before any work can begin at your property.
Here is how to do it:
Visit SDG&E's work order form at sdge.com/apply-service
Enter the details for your installation
Review and submit the form
When you hire Landers Electric, we take care of this submission for you as part of your project. You do not need to contact SDG&E at any point.
Step 2: SDG&E Reviews Your Request and Sends Out a Planner
After the service change request is submitted, SDG&E reviews it and assigns a planner to your project. The planner visits your Vista property to assess the current service setup and determine the exact requirements for the new installation.
After the site visit, the planner issues a formal work order that includes:
Required panel location
Conduit size and specifications
Meter height and clearance requirements
Trench route and depth (underground service only)
This work order sets the foundation for all the work that follows.
Step 3: Pull an Electrical Permit With the City of Vista
Once the SDG&E work order is confirmed, the next step is applying for an electrical permit through the City of Vista. Vista has its own Building Division that processes all electrical permits within city limits, and a permit is required for every panel upgrade in the city.
A PERMIT IS MANDATORY FOR EVERY PANEL UPGRADE IN VISTA. NO EXCEPTIONS.
If a contractor tells you a permit is not required or offers to skip it to lower the price, walk away. An unpermitted installation creates insurance problems, title issues when selling your home, and safety risks that go uninspected and unresolved.
Landers Electric handles all City of Vista permit applications as part of every project we complete. 📞 Call Landers Electric today at (760) 690-7517 or Text Us Anytime.
Step 4: Meet With the SDG&E Trench Inspector (Underground Service Only)
If your Vista home has an underground electrical service, a pre-inspection meeting with an SDG&E trench inspector must be completed before any excavation begins. This meeting establishes the precise conduit installation requirements so the work passes inspection without any issues.
Before booking this meeting, call Dig Alert (811) and have the proposed work area marked with white paint. A Dig Alert ticket number is required to schedule the pre-meet with SDG&E.
Step 5: Excavate the Trench and Install the Underground Conduit (Underground Service Only)
With the pre-meet complete and all requirements confirmed, excavation begins at your Vista property. Approximately 90 percent of the conduit is installed at this stage. The final section connecting into SDG&E's handhole or transformer vault is completed by a utility contractor after the second trench inspection is passed.
Step 6: Second Trench Inspection and Backfill (Underground Service Only)
After 90 percent of the conduit is in place, the SDG&E trench inspector returns for a second review and approval. Following that sign-off, an SDG&E crew completes the final conduit connection into their equipment.
The trench is then backfilled, and any driveway, walkway, or landscaping disturbed during excavation is restored. A final underground inspection approval is required before the project can advance.
Step 7: Lock In the Disconnect and Reconnect Date
From this point forward, all remaining steps apply to both overhead and underground services.
The disconnect and reconnect date is the day the old panel is taken out and the new one goes in. This is coordinated with SDG&E's service coordinator. The City of Vista is also notified so their inspector can be booked for the same day as the installation.
Step 8: SDG&E Shuts Off Power on Installation Day
On the morning of your panel upgrade in Vista, an SDG&E crew arrives at your property to disconnect power from the utility side. This disconnection must be confirmed before any panel work can begin.
Important: Call Dig Alert (811) about three days before the scheduled disconnect date to have all underground utilities at your property marked and located. This covers gas lines, water, telephone, and cable.
Step 9: Build Out the Grounding and Bonding System
Before the new panel is mounted, the grounding and bonding system must be installed and ready. This is a requirement of the National Electrical Code and will be reviewed during the City of Vista inspection.
The system includes:
Two ground rods driven eight feet into the ground
A cold water pipe bond
A grounding conductor running back to the new panel
Step 10: Remove the Old Panel and Put In the New One
THIS STEP CANNOT START UNTIL SDG&E HAS CONFIRMED POWER IS FULLY DISCONNECTED.
With the power off, the old panel is removed, and the new panel is installed, wired, and prepared for inspection. For Vista homes with overhead service, a new riser and weatherhead are installed at least 24 inches above the roofline to meet SDG&E clearance requirements.
Once the installation is done, the City of Vista inspector arrives to confirm everything complies with the National Electrical Code. When the inspection passes, SDG&E is notified, and power is restored to your Vista home.
Step 11: Patch the Stucco or Siding on the Outside Wall
Removing the old panel requires cutting through the exterior wall of your Vista home. All patching, waterproofing, and painting must be completed before the final inspection can be scheduled. Landers Electric handles these repairs directly or coordinates with a stucco contractor to make sure the exterior is properly restored before we wrap up the job.
Step 12: Pass the Final Inspection With the City of Vista
The final inspection is the last step in the panel upgrade process. The City of Vista inspector confirms that the exterior repairs are complete and that the full installation meets all applicable code requirements.
Once that inspection is approved, your panel upgrade is done, and your Vista home is ready for whatever you have planned next.
Landers Electric stays on every Vista job until the city signs off on the final inspection and your power is fully restored. 📞 Call Landers Electric today at (760) 690-7517 or Text Us Anytime.
